Is selling FSBO worth it?   It may sound simple but can turn into a nightmare, or worse yet, a deal that may have occurred, falls through because there are so many things that can go wrong on just one little thing. The first thing I have noticed is that when a seller prices their home, they are going by what they want, what they need, but usually not what the market will get them for the home in a reasonable amount of time. The first few weeks are the most important because new stuff gets buyer’s interest, especially those waiting for the new stuff to come on the market.   If you  have mis-priced your house, or shall we just say over priced your house to start with, you mis these buyers right off the bat.  One thing that may help  price your home right, is to get an appraisal and see what a 3rd party might  value it at.    

Then there is the whole legal issue with contracts etc.   There are agents who are willing to “help” with the FSBO process for a fee or of course attorneys, it is advised that you contact at least one of these.

Finally, some advice that can help, no matter if you are selling FSBO or with an agent:

1. Make sure the photos that are taken are good (I am amazed at how many times I see pictures of large bedrooms that are actually just the bed)

2. Declutter your home –  try and put the most personal  items (photos) in storage for now.   People want to envision their personal items not get distracted with yours.

3.   Be flexible with showings, remember that people work so  being able  to see things after hours, lunch time and weekends is a big help.

4.   Finally, get help in seeing if the buyer is pre-qualified. This is one of the most common reason deals fall apart and it is helpful if you can avoid this from the start.

Understand that FSBO’s are usually sold in a Sellers market and this of course is a buyers market.

I was reading Barrons over the weekend and love the section on gadget of the week.   I thought it was so neat, that this weeks gadget is the Digital Schusser by Vail Resorts Epic Mix software app.   This thing tracks how many runs you take, what mountains you ski, how many feet you skiied.   Vail resorts is moving to get rid of all paper passes and put these radio frequency readers which let you download this app to your phone and then track all this information.   The coolest thing, if you are trying to find someone on the slopes, the software can help find them.   You can also sync this to your social media sites, just another reason to come and ski Vail…

While people are very familiar with Vail and Beaver Creek, some of the hidden gems that are in this Valley are less well known and one of those is Bellyache.   The amazing thing about this place is that it is located only about a 15 minute drive from Beaver Creek, has an amazing golf course 3 minutes away and yet you are nestled in the mountains among the wildlife and feel a world away from some of the more commercial aspects.   We love this place.   Take a look and see what you think

Gypsum Creek Golf Course

Cotton Ranch Golf Course not only has a new owner, but a new name.    It is now the Gypsum Creek Golf Course, owned by the Town of Gypsum.

The Town of Gypsum has  announced their Season Pass pricing and it is definitely the most affordable golf in Eagle County, Colorado.   If you are buying a pass at the Gypsum  Creek Golf Course  in 2010, you can be considered a “resident” if you live in Eagle County, Pitkin County or Garfield County.   If you buy the  Resident Pass before March 31st, a single can have golf and a cart everyday for $1,360.   A family of up to 5 can have the same pass for $2,890.

The old members of Cotton Ranch Golf Club paid up to $37,000 for a membership and $300 a month all year, plus about $20 a person for a cart.   This is quite a savings for everyone who has been playing at Cotton Ranch.
